Cosy and light, this flat overlooks the Water of Leith, and swans, gulls, ducks come by to visit every morning. 4 minutes' walk to two MIchelin-star restaurants, a bus stop with buses every 7-10 minutes into the city centre, and a wee grocery around the corner. And a large shopping centre a 10-minute walk.
There is an underground parking garage under the building, with a lift, and a private space is available should you want to park a car.

The wonderful Edinburgh, historic, beautiful, with neverending feasts for the eyes around every corner. And my place is in one the of the city's most enticing spots: Leith. Our area is parked on the sea and with a storied history of being one Europe's largest ports for many years.
Edinburgh hosts the world's largest arts festival for the month of August (https://www.eif.co.uk/ and https://www.edfringe.com/) and the best New Year's celebrations (or Hogmanay, as we call it (https://www.edinburghshogmanay.com/). The city is crazy during those times but like no other. Having sampled all the Festivals, I often choose to be away from the chaos and would be likely to entertain a swap of nonreciprocal swap then.
